The Woods at ÐÇ¿ÕÎÞÏÞ´«Ã½ is a privately-owned complex that partners with ÐÇ¿ÕÎÞÏÞ´«Ã½ to house over 600 students in luxury apartment-style living. It offers the ultimate living experience for sophomore, junior, and senior students. Apartments feature four private bedrooms, full kitchen with microwave, washer/dryer, private deck or patio, and modern furnishings. Once a student signs a lease at the Woods, they will be responsible for adhering to the leasing terms, including payment. Students will be responsible for paying their $250 security deposit immediately upon signing the lease.

Upon signing a lease, students living at the Woods will be responsible for paying the $250 security deposit.

  •  International exchange students will see this $250 deposit as a non-refundable charge in their admission letter 
  • Degree-seeking international and domestic students will pay this $250 deposit at the signing of their lease, returnable to the lessee after covering losses or damages during occupancy. 
  • Any time a student signs a lease for a new living space, they will be asked to pay a new $250 deposit.

    Financial aid will not apply for rent at the Woods Apartments in the summer. Students hoping to lease at the Woods apartments for the summer should check in with their Financial Representative in Student Financial Services to ensure they understand the cost of summer housing before signing a lease.

    Notes For Current and Future Woods Residents

    • The Woods residents should utilize the Resident Portal to file maintenance requests, communication requests and grievances for the best pathway to resolution. Complaints filed with the University will be referred back to The Woods.

    • Students are strongly encouraged to read through their lease and ask questions to management before signing.
    • Students who sign a lease at the Woods are held to the leasing terms upon signing. ÐÇ¿ÕÎÞÏÞ´«Ã½ University and the Woods are not responsible for helping students find subtenants if a student chooses to forego their lease or plans to transfer.

    NOTE: All students are encouraged to obtain renter's insurance with a reputable service provider. Sometimes home or car insurance policies have an add-on option for only a small monthly fee to provide coverage and peace of mind.

  • Roles & Responsibilities

    • The Woods Management: Supports students’ living experiences by offering meetings, appointments, and a portal for reporting. Interpersonal conflicts are referred to the ÐÇ¿ÕÎÞÏÞ´«Ã½ Office of Campus Life, while property management issues are handled directly by The Woods.
    • ÐÇ¿ÕÎÞÏÞ´«Ã½ Office of Campus Life: Our Residence Life staff prioritizes addressing ÐÇ¿ÕÎÞÏÞ´«Ã½ Student Code of Conduct violations followed by interpersonal conflicts. Campus Life takes a less in-depth approach to resolving roommate conflicts in The Woods compared to residence halls, focusing on helping students develop mediation and communication skills for real-life application. Individual meetings are available to support this skill development if requested by the student.
    • Student Responsibilities: Residents at The Woods are responsible for fostering positive relationships and maintaining a safe, secure living environment by adhering to the ÐÇ¿ÕÎÞÏÞ´«Ã½ Student Code of Conduct, resident handbook, policies, and leasing guidelines. Students are encouraged to use acquired skills and resources to contribute to a positive living experience.
